Commercial Real Estate in Baldwin County
From Eastern Shore office space to I-65 industrial corridors — diverse commercial opportunities across Alabama's largest and fastest-growing county.
Market Overview
A County of Diverse Commercial Markets
Baldwin County's commercial real estate landscape is as diverse as the county itself. Spanning from the Gulf of Mexico beaches in the south to the I-65 industrial corridor in the north, and from Mobile Bay's Eastern Shore to the Florida state line, the county encompasses multiple distinct commercial sub-markets, each with its own dynamics and opportunities.
The Eastern Shore — Daphne, Fairhope, and Spanish Fort — has developed into a major commercial hub anchored by Eastern Shore Centre, the Jubilee Square retail district, and a growing medical and professional office market. These communities attract affluent residents and offer some of the county's strongest demographics for retail and service businesses. Fairhope's walkable downtown district is one of the most desirable small-town commercial locations in the Southeast.
Central and northern Baldwin County, including Bay Minette, Robertsdale, and Loxley, offer industrial and agricultural commercial opportunities. The I-65 corridor provides logistics access for distribution and manufacturing operations, while agricultural land supports farming operations, timber, and rural commercial ventures. The southern coastal zone — Gulf Shores, Orange Beach, and Foley — rounds out the portfolio with tourism-driven retail, hospitality, and rapidly developing commercial corridors.

Current Development & Infrastructure
Novelis — $4.1 Billion Aluminum Plant. The single largest industrial investment in Baldwin County history is underway in Bay Minette. Novelis is building the first fully integrated aluminum recycling and rolling plant in the U.S. in 40 years at the 3,000-acre South Alabama Mega Site. The $4.1 billion facility will create approximately 1,000 permanent manufacturing jobs, driving massive demand for housing, retail, and services across north Baldwin County.
Port Alabama Industrial Center. A 900+ acre industrial park in Loxley broke ground in August 2024 with Phase 1 delivering 2 million sq ft of Class A industrial space. At full buildout, the Port of Mobile-connected site will encompass approximately 12 million sq ft — the largest such facility in Baldwin County. Phase 1 alone is expected to create 1,000+ jobs.
Baldwin Beach Express II. A 25-mile expressway extension connecting I-10 to I-65 is in the design phase, with a $4M right-of-way acquisition and engineering contracts already awarded. New interchanges at US-31, I-65, and the Novelis site will create high-value commercial nodes along the route.
I-10 Mobile River Bridge & Bayway. Backed by a $550 million federal MEGA grant, the $3–3.5 billion I-10 bridge and bayway project breaks ground in 2026. This eliminates the I-10 bottleneck that has constrained east-west connectivity for decades — arguably the most transformative infrastructure project for Baldwin County's commercial outlook.
Baldwin Health Expansion. A $250 million hospital expansion including a new 5-story tower opened in October 2024, with 25 locations now serving the county. Population reached 267,761 in July 2025 — the 6th fastest-growing metro in the U.S. — on pace for 300,000 by 2030.
